Description
70% of all existing building stock was estimated to be inefficient by the European Commission in 2021, yet the retrofit rate to change that is currently less than 1%. Allocating investment to decarbonisation is at the heart of this challenge, but at present there is no universal method for the real estate investment industry to integrate the costs of decarbonisation and other associated risks (e.g. energy, resource, rental income) into property valuations. Until this is achieved, properties will be purchased and sold without accounting for the necessary costs for the upgrade, and the decarbonisation rate will remain dangerously slow. Rapid action is required.
This panel will discuss ULI’s deep industry collaboration with contributions from 100+ real estate investment professionals in pursuit of new industry guidelines to tackle this challenge and invite all industry players to contribute to the public consultation.
